Log Modular Homes
Advantages of Log Modular Homes Better Insulated - Walls R-19 Ceilings R-30 Much Tighter - Home is competely wrapped with breathable plastic house wrap to eliminate drafts etc Less Maintenance Required - Since our walls do not shrink we have none of the problems normally associated with traditonal log homes. If there is no shrinkage there is no twisting of the logs. Since there is no twisting, there is no leakage of air or water (a standard occurrence in traditonal log homes). Shorter Construction Time - The home is delivered 3-5 weeks after the order is placed. Once it arrives on site it is set on the foundation by a crane and a set crew. The home is attached to the foundation and the sections of the house secured to each other. Your home is roofed, and all exterior doors or windows not installed at the plant are done now. The set can take 1-3 days. At the end of the set, the home is weather tight and lockable. What's included All Standard Specs Electric wiring - switches,receptacles, lights, etc - INSTALLED Plumbing -copper or PVC lines, along with kitchen sink and bath fixtures, pipes including drain line, vents, etc. - INSTALLED Kitchen cabinets-INSTALLED Floor coverings -vinyl,carpet,ceramic tile,vermot slate-INSTALLED Forced Hot Water Heating - system plumbed and installed in finished areas. The Set - the home is set on your foundation,roofed, partially sided and weather tight. Finish Siding - The home is shipped partially sided. The finish siding will be completed on site. Interior Finish -There are small amounts of interior finish work to be done on cathedral/vaulted ceilings and along the marriage walls such as floor transitions, tongue and groove pine installation, drywall installation or flooring installation. The 2nd floor finish- Since most of these homes come with large loft areas on the 2nd floor, the 2nd floor must be finished in order to obtain a Certificate of Occupancy. The option exists for a home owner to finish his entire interior and thereby reducing the cost of the home. The A Dormers and Shed Dormers - In some cases the shed dormers and A dormers shown are included in the cost of the home. What's not included Site Work- septic plan, septic install, excavation, foundation, well, exterior supply of utilites to the property, landscaping Finish Plumbing and Heating - a plumbing and heating professional will need to install your heating system in the basement and make the necessary connections. Finish Electric - an electrician will need to install your 200 amp panel and make all the necessary electrical connections. Finish Painting - All painted areas are deliverd to the home owner in primed condition. A finish paint job will be necessary to obtain a flawless look.
