Advantages of Modular Homes

A modular home is not a type of home...rather it is a construction technique.  A modular home is “stick-built” under a roof inside the factory, under ideal working conditions. In doing this, your home is protected from the outside elements while under construction. There are also no long delays in construction that could be associated with inclement weather.

Skilled craftspeople construct each home to exact specifications. We construct all of our homes with brand name building products that you know and trust. Both in-house personnel and an independent agency inspect all homes during and after construction to ensure that every home meets our high standards and code requirements.

A traditional modular home will use significantly more lumber, up to 30% more, than a home stick built on site. The reason for this is simple. The modular sections must be stronger because of transportation from the factory to the building site, and because each section will be lifted by a crane from the carrier and placed on the foundation.  The manufacturer builds a double band joist around each module so that it can support the transference. In all two-story homes we construct an independent second floor system, which is necessary to support the upper modules. Because of this additional floor system, modular two story homes are approximately one foot taller than their stick built counterparts.

When each home is completed, it will consist of a series of modules. Trucks deliver the modules to the building site. Assembled together on the foundation, the modules form a permanent structure. Under normal circumstances, your new custom built modular home will be manufactured by Professional Building Systems, Inc. and delivered to the building site where your Castle Modular Homes will handle the acquisition of all necessary permits, site preparation, setting of the house, and the completion of all necessary work required to obtain a certificate of occupancy.

What if Modular Construction is not for ME or MY PROJECT?

No Problem...although modular construction is the first construction method we consider, there are some circumstances where modular construction would not necessarily be optimal or feasible.  These could include sites with limited access for the modules or crane, super-insulated homes or floor plans that are not modular-friendly and cannot be economically converted to a modular design.  When you select Castle Modular Homes as your builder, we will evaluate the most appropriate and cost-effective method to construct your new home.  Castle Modular Homes is qualified and capable of building your new home using any number methods or combination of methods.

Castle Modular Homes WILL Build:
  - Modular - Factory built modules assembled and completed on-site
  - Log Modular - Modular construction with log siding and matching T&G pine interior
  - Modular Log - Actual logs constructed in modules with Post & Beam roof system
  - SIPs - (Structural Insulated Panels) "styrofoam" sandwiched between OSB sheets as exterior walls and roof
  - Modular SIPs - Completed modules using SIPs exterior construction
  - Panelized - Pre-built floor, exterior and interior wall panels, set by a crane that accelerates getting a "tight" house 
  - ICF - (Insulated Concrete Forms) As a super insulated foundation or complete exterior walls
  - "Stick-Built" - Traditional site built construction
